ABOUT THE COMPANY


270 Spinnaker Way is a 216,377 square foot Industrial/Warehouse property in Concord, Ontario owned and managed by H&R Property Management. Since the 1950s, H&R has been involved in the construction and management of rental communities, investing in quality and craftsmanship to maintain and incorporate high standards in each of the builds they own.

THE CHALLENGE

The challenge of this project was tasked to meet the lighting requirements of H&R Property Management for an incoming tenant. As an industrial manufacturer, the new tenant needed brighter lighting to ensure a safe, productive, and comfortable environment for their employees working on the manufacturing floor.

The existing space was equipped with fluorescent highbay and strip fixtures, providing an average of 8-to-10-foot candles. The solution was to replace the outdated fixtures with energy-efficient LED technology, boosting light levels while also guiding the client through provincial energy incentives to ensure the project remained cost-effective. The client needed to increase the light levels from 8-foot candles to 95-foot candles in order to meet the requirements of their incoming tenant.

THE SOLUTION

The following RENO Lighting products were selected as the ideal replacements.

LINEAR STRIP FIXTURES

The SABRE Series (48/68/90W) 8FT Linear Strip replaced existing 8FT 4-Lamp T8 32W Fluorescent Strip Fixtures. RENO-LSN8-DV-MW-MCCT

LINEAR HIGHBAYS

The ZENITH Series (250/300/340W) Linear Highbay was chosen as the replacement to existing 4FT 6-Lamp T8 32W Fluorescent Highbay Fixtures. RENO-LHB2-DV-MW-MCCT-R4

THE RESULTS

270 Spinnaker Way is now fully prepared for its new tenant, having undergone a remarkable transformation. The space has been enhanced with optimal lighting, delivering over 100 foot-candles in key areas to ensure a bright, safe, and productive environment. This lighting upgrade not only meets the operational needs of the new tenant but also maximizes energy efficiency. Additionally, the property owner successfully recouped $53,420 through the IESO Instant Discount program, significantly reducing the overall project costs. This project demonstrates the value of combining advanced LED technology with energy-saving incentives, providing long-term benefits in both lighting performance and financial savings for the property owner.
